Success Story — and a perfect example of why the right lender matters.
We’ve all heard the mortgage horror stories. This one? The opposite.
A client came to us who is a 100% disabled Veteran. In the past, they’d been told—more than once—that homeownership wasn’t possible because of their credit history. Full stop. No conversation. No curiosity. Just a “no.”
When they reached out to our team, we did what we always do:
We listened.
We asked for documents upfront so we could actually understand the full picture. We asked the hard questions:


What caused the credit issues?


What’s changed since then?


What are your short-term and long-term goals?


With that context, we went to work.
After a full day of conversations with underwriters and deep guideline reviews, we found a solution—and got them pre-qualified. A few days later, they found a great home and went under contract. We worked closely with the agent to structure the offer, including seller-paid closing costs.
Then came the heavy lifting:


File submitted to underwriting


Appraisal ordered


Title ordered


Understandably, the client still had doubts. They’d been told “no” before.
When underwriting came back, we received a conditional approval with only appraisal, title, and a few clarification items remaining. We gathered what was needed, resubmitted the file, and received a CLEAR TO CLOSE in just 10 days. (Closing took another 10 days due to seller timing.)
After closing, while we were on the phone talking through things like the homestead exemption and VA disability property tax exemption (yes—based on their rating, they don’t pay property taxes), the client said something that stuck with me:

“We honestly thought you’d look at our situation and laugh and tell us there was nothing you could do.”

That’s exactly why we do what we do.
Not all lenders are created equal.
The difference is asking better questions, understanding the full story, and being willing to do the work.
