Overcoming the Impossible: A 111-Year-Old Building in Austin
My name is DeLea Becker, and I’m the founder of Beck REIT Commercial Real Estate.
One of the projects that best reflects how we work—and why our clients trust us—involved renovating a 111-year-old historic building in Austin, Texas.
From the outside, it looked like a standard historic renovation. In reality, it was one of the most structurally and municipally complex projects we’ve ever taken on.
The Challenge Beneath the Surface
As the renovation progressed, we uncovered a critical issue: nearly two feet of the building extended into the city right-of-way. This wasn’t a minor detail—it directly impacted what could be renovated, how the structure could be reinforced, and whether the project could move forward at all.
Because of this, standard renovation approaches were no longer an option. Every decision had to be carefully aligned with city ordinances, historical requirements, and structural engineering constraints—all while protecting the integrity of a century-old building.
Navigating City Ordinances & Structural Complexity
Rather than viewing this as a roadblock, we treated it as a strategic problem to solve.
This meant:
Working closely with city officials and inspectors
Navigating zoning, right-of-way, and ordinance requirements
Coordinating with engineers, architects, and contractors
Finding compliant, creative solutions that allowed the renovation to proceed
It required patience, persistence, and a deep understanding of how real estate, construction, and municipal regulations intersect—especially in a city like Austin.
The Outcome
The project moved forward successfully—not because it was easy, but because we were willing to do the hard work most people avoid.
This experience exemplifies what Beck REIT Commercial Real Estate stands for:
Tackling complex projects head-on
Solving problems others walk away from
Guiding clients through uncertainty with clarity and confidence
Why This Matters to Our Clients
Commercial real estate isn’t just about buildings—it’s about risk, regulation, and execution. Unexpected challenges are inevitable. What matters is having a partner who knows how to navigate them.
If we can overcome structural challenges, historic constraints, and city right-of-way issues on a 111-year-old building, we can help you navigate whatever complexities your project may face.
That’s the Beck REIT difference.
